Dubai-based Danube Properties, part of the $2 billion Danube Group, unveiled the SRK-themed luxurious property. The launch event was held in Mumbai on November 14, 2025. The event was graced by Bollywood icon Shah Rukh Khan, along with Rizwan Sajan, founder and chairman of the Dubai-based Danube Group. SRK unveiled the ambitious project that will bear his name and expressed that the move “deeply touched” him. Dubai, according to SRK, has always been a city close to his heart.
Speaking of this never-heard-before collaboration, Rizwan Sajan commented, “Both Shah Rukh Khan and Danube began their journeys 33 years ago with a shared dream, to create impact through passion and perseverance. Shah Rukh Khan turned dreams into destiny, a philosophy that mirrors our journey at Danube. ‘Shahrukhz by Danube’ unites these two stories of humble beginnings and relentless ambition – standing tall as a global symbol of vision, value, and the power of dreaming big.”

Shahrukhz by Danube will be developed by Dubai-based Danube Properties on Sheikh Zayed Road. The 55-storey commercial tower will be the first tower in the world to be named after an actor. The world-class skyscraper will be a tribute to SRK and everyone who scripts their own destiny. It is a place with world-class amenities for business leaders, founders, and visionaries to build empires, and not just companies.

Amenities In The 55-Storey Shahrukhz Skyscraper
The 55-storey commercial skyscraper will have a ton of amenities to cater to the guests. These include a badminton court, a cricket court, board rooms, a helipad, a jogging track, and a club house. Along with these, expect a multipurpose hall, an indoor gym, a sky pool, a podcast studio, valet parking, a zen garden, and even an SRK Selfie Point!
Other important amenities include parks and gardens, a prayer hall, a networking hub, electric car charging stations, and even a drone docking station.
First Skyscraper Named After An Actor: How Much Will It Cost?
The ultra-luxurious Shahrukhz by Danube skyscraper will have its signature 1% payment plan, with units starting at AED 2 million or INR 4.8 crore! The units will start from 450 sq ft and will go up to a whopping 11,000 sq ft. With luxurious office and retail spaces, it will offer world-class architecture and premium finishes in one of the most valued business districts in Dubai.
When it comes to the payment plan, buyers can make their payments in accordance with a 6-year payment plan. This plan splits payments into a 70:30 ratio to attract investors who want to build long-term value. The company will offer signature 1% payment plan to buyers, and some will also be eligible for a 10-year Golden Visa.
This commercial venture is slated for completion in 2029. What’s most interesting is that it will feature a statue of Shah Rukh Khan in his iconic arms-stretched-out pose at the entrance!
1% Payment Plan
The luxurious property will be easy on the pocket for the buyers interested in it. Danube Properties is known for introducing the 1% payment plan. The company, when it launched, realized that 85% of consumers were expats living in Dubai but were renting apartments. Many who had been living in Dubai for 5 to 20 years desired to own property.
So Danube introduced the 1% payment plan, where buyers make a 20% down payment and then pay 1% per month for the next 80 months. The property will be delivered to the buyer within three years. The remaining balance is to be paid after possession is handed over.
